Ambang Botanic Review for 2011

Emily is back!! It was a nice weather in Taipei.

3rd day of my trip (14th Jan)was General Election in Taiwan, it’s gone very smooth, President Ma Ying-jeou once again elected to be next Taiwan President. President Ma promised to continue his effort to come out with policies that create win-win situation in terms of Taiwan & China Mainland issue.

I had chance to meet with some of my friends from Taiwan. We talked about many things, they complained about high property prices in Taipei, which is almost double up in less than 5 years. Even the rental also gone up, it’s become harder and harder for a normal working people to afford buying a house. Of course, this is not only Taipei facing this kind of problem, whole world facing the same problem, especially for property in Big City.

Anyway……

Chinese New Year 2012 is around the corner, property market become very quiet in this 2 weeks . I guess it’s time for me to do some review for the transaction record in Ambang Botanic.

2011 consider a good year for Ambang Botanic’s house owner, their property value has gained pretty much in 2011. Thanks to the steady demand for the Gated & Guarded Residential area in Klang.

The hottest transaction goes to Caspia and Nouvo (Semi-d),  which the owners got their key beginning of October 2011.

Caspia Semi-d

Before Gamuda hand over the key to the owners, some owners already started to sell their property, price transacted for Caspia start from RM1.2mil, after CF granted, price surged to RM1.25mil, some of the owners who have stronger holding power mark the price much higher than transacted price, at RM1.6mil. This is the price for the 2nd row from the lake(Jalan Delima 2), of course the units facing lake(Jalan Delima 1) ask for higher price, one in the market now is asking for RM1.95mil.(Here.)

The latest transaction for Caspia intermediate Semi-d was RM1.53mil, located on Jalan Delima 2.

Nouvo Semi-d, 40×90

Nouvo Semi-d located on Jalan Delima 5 till Jalan Tekoma, right after the The Springs Waterpark Bungalow. Modern design of Nouvo Semi-d (which one of the washroom located just next to the main door), not quite accepted by people that are particular for the Feng Shui matters, especially traditional chinese family, most of them might decide to relocate the washroom.

Nouvo’s transaction before CF start from RM1.15mil, after CF granted, price surged to RM1.28mil, which was transacted 3 months ago, other transaction records included RM1.3mil, RM1.33mil, RM1.35mil. One of the owner on Jalan Tekoma even sold his property at RM1.25mil. But the last transaction done by last month was RM1.38mil. For now, Nouvo price start from RM1.39mil. (Here.)

Nouvo Semi-d, 40×113

Located on Jalan Tekoma, there are about 90 units of Nouvo Semi-d size at 40×113, with same build up, but 23ft longer in terms of land size.

This type really catch eyes of buyers that have bigger family, with 23 ft land behind for them to extend in the future. Last transaction for Nouvo 40×113 was RM1.45mil. For now, price start from RM1.5mil. (Here)

The Springs Waterpark Bungalow

The only Bungalow that is brand new in Ambang Botanic, but due to it’s top of the pyramid price, the transaction is rare. Anyway, there are few transactions though, started from RM2.6mil, 2 transactions at RM2.7mil and RM2.8mil. Now the price at RM3mil . (Here)

Superlink House

Superlink house considered as the lowest ticket to enter Ambang Botanic. The whole year transaction remained active. Beginning of 2011, one of the superlink house on Jalan Kantan 8 transacted at RM680,000, partly renovated unit. Another one is the corner unit on Jalan Kantan 14, transacted at RM1.46mil.

Middle of the year, one of the endlot with 10 ft land transacted at RM950,000, bare unit.  And also a fully renovated unit on Jalan Kantan 5 transacted at RM790,000. For now, at least 4 units of superlink house on sell in the market, price start from RM850,000. (Here)

AMBANG BOTANIC 2

Ambang Botanic 2 would be the next hot spot in Ambang Botanic area. Even some projects of AB2 expected to complete by middle of this year, but the enquiries started to come out. The under construction transaction already there, for Enya Superlink house, the last transaction done was RM670,000. The Reika Semi-d, last transacted at RM1.1mil.

Current market price for Enya superlink start from RM690,000(here), Reika Semi-d start from RM1.2mil(Here).
